Here's What to Look for During a Home Tour

Picture this.

You’ve been pre-approved for a home loan. You’ve found your dream realtor. You’ve identified the most important components you’re looking for in a home. You’re ready to tour properties. Now you’re wondering: What should I look for during a home tour?

Let’s break it down.

1. Walk the Home to Get a Feel for the Layout.

  • How is the flow from room to room?

  • Is there ample storage space?

  • Will the size of the rooms accommodate your living style?

  • Do you anticipate you will need to remodel immediately, or can renovations wait?

2. Check the Condition of the Floors. 

  • Are there stains, fading, water damage or scratches?

  • Take a peek under rugs - are the sellers hiding any issues with the flooring?

  • If there is flooring damage, will this need to be repaired immediately, or down the road? How significant is the damage (ie. are you comfortable with dipping into your budget for such repairs)?

3. Look or Water Damage. 

  • Is there water damage on the ceilings, walls or floors?

  • Are there water stains or soft spots around the windows? 

  • Is there condensation around the windows?

  • Check under the sinks and in the cabinets. Is there water damage?

4. Locate the HVAC and Water Heater. 

  • How old are the units?

  • Do you plan to get a home warranty? (HIGHLY recommended)

  • Confirm the age of the units matches the stated age in the seller’s disclosure. 

5. Examine Appliances that Convey with the Property. 

  • What is the condition of the appliances?

  • Turn the appliances on - do they function properly?

  • How’s the water pressure? 

  • Do the toilets flush? Do the toilets run too long (ie. wasting water)?

6. Walk the Exterior of the Property. 

  • Are there cracks in the foundation?

  • How is the condition of the siding, windows, roof and gutter?

  • Are the windows and doors properly sealed?
